There are a couple of ways depending on how much control you want.
Remove everything not in your contacts list:
- Your 1st rule: Sender is a contact -> Move to <folder name> & uncheck Continue to apply other rules
- Your 2nd rule - send everything to another folder.
This moves* everything not in your contacts list so, Instead, you could create a rule to look for "unsubscribe" in the email and send them somewhere.
- A Header called List-Unsubscribe Exists
- Body contains Unsubscribe
